Does Schaumburg IL Have a Real Estate Transfer Tax?

Schaumburg Tansfer Tax: $1 per $1000 of sales price

Who Typically Pays: Seller

Like many municipalites the Village of Schaumburg has imposed a real estate transfer tax. Schaumburg charges $1 per $1000 of purchase price. For example on a $300,000 home the transfer tax would be $300. In Schaumburg this is commonly a fee paid by the seller.

It should be noted that on certain types of transaction the buyer may end up paying the transfer tax. Please check with your attorney or real estate agent to make sure if you are a buyer you are not expected to pay.

Recently, after attending our Keller Williams Family Reunion, I attempted to send over 200 emails to people I met in an effort to continue to build a relationships with them.   After learning about some of the features in Top Producer 8i, I had not been using, I decided to design a very professional html template email.

Now I have owned my own domain JohnZiemba.com as well as, my own email Realtor@JohnZiemba.com, who I am and what I do.   I have used this as my primary email address in all my marketing.

Several years ago I was using a database management program named market leader.   When attempting to send emails I found that a majority of them were being labeled spam which then lead my primary email address to be labeled as spam.

Having had this previous experience I decided to use my JohnZ@KW.com email address to send my mass emails.   This was a big mistake.   After sending out my emails I received about half a dozen responses to my email.   My friends were letting me know that their responses were being bounced back after being rejected by kw mail.

The other problem I had is that a majority of my emails were ending up in spam folders.   This was a result of sending my email through TP8i and my embedded html.

So to retest my email, I sent every email again through my normal primary email account as a plain text email.   I received 5 times the responses to my plain text email.

This was also confirmed when I went to Parkway Bank on Friday.   Two of the bank representatives who are on my sphere of influence mailing list were commenting on my emails.   I asked the one banker “Have you sold your house yet?”.   She said “No, not yet and you know your emails keep ending up in my spam folder.”   The other banker said “Well his emails don’t end up in my spam folder”.

So from my experience I have come up with the best practice of email.

1.   Do not put any html in an email you absolutely need your recipient to receive.

2.   Instead of the remove link at the bottom of the page, replace the link with text saying: If you wish to be removed please reply to this email with remove in the subject line.

3.   Use different email address from different domains.   If you have a primary domain you own, you may want to use an email from a domain you don’t own such as yahoo or gmail.

4.   Ask your friends to let you know if your email is ending up in their spam folder.

5.   Ask your friends to add you to their email address books.

Using these tactics will make sure your email is delivered to your clients.   It’s a lot harder to get a response to an email that ends up in your clients spam folder rather than their inbox.
